County Service Area-21 (CSA-21) EST 1984
Located throughout the 250 plus acreage of Cascadel Woods is 47.5 acres of land that is zoned as open space and has a court judgment which ruled the open space to be kept as such for the recreational use for the property owners in Cascadel Woods.
The land also contains a building that was built in the 1930’s. It has been used in the past as a church and a residence. It is now our clubhouse, used for community events, private affairs by residents, and meetings of the two Boards (CWPOA & CMWC) and their committees.
This area is currently under a County Service Area-21 (CSA-21) that is governed and managed by the Madera County Board of Supervisors. All properties in the subdivision which are members of CSA-21 are assessed $100.00 a year through personal property taxes. The money is to be used for maintenance of the grounds and the building. The CWPOA maintains the liability insurance on the CSA-21 property and clubhouse for the community. These costs are covered purely by donations.

General Information
The subdivision was formed in 1957 and is surrounded by the Sierra National Forest. Many changes have taken place over these past years. We once had a heated swimming pool and golf course. The pool is now filled in and the golf course is now open space for recreational purposes and to provide our “Shelter in Place” should a wild fire block our egress.
Cascadel Woods has a high degree of volunteerism and participation which contributes to its aesthetic and pleasing uniqueness.
Walking through the 47.5 acres of open space in Cascadel Woods, you will pass along a man-made pond which contains bass, catfish and blue gill. You will also find many frogs, turtles, and birds among the other natural habitat that love the foliage in and around the pond area. A few benches have been placed throughout the open spaces to allow for moments to sit and relax or reflect in the quietness of nature.
As the flow of the melting mountain snows and streams make it down to Cascadel Woods, they find their way to our pond as well as Whisky Creek and Gertrude Creek, all merging and finally ending up at the Cascades in Cascadel Woods. Here you will find a nice view of the Fresno Valley and surrounding counties as well as seasonal cascades and waterfalls. The top of the Cascades is a semi-protected area due to the historical sites left by local Native Americans.
North Fork is also home of the Sierra Mono Museum, the starting point of the Sierra Vista Scenic Byway and the Exact Center of California. It is also a gateway to Yosemite National Park , Here is a virtual tour link for your viewing pleasure – https://www.virtualyosemite.org/virtual-tour/#node50 , China Peak and Yosemite Ski & Snowboard Area (Badger Pass) for your enjoyment. And you might enjoy Whiskey Falls, which is located above Cascadel Woods.
