The Cascadel Mutual Water Company (CMWC) was established in 1963. The CMWC is a Non-profit Mutual Benefit Corporation which is governed by Articles of Incorporation, Bylaws and a Board of Directors. There are no active CC&R’s.
Membership into the CMWC is connected to property ownership, which has a membership in the Water Company.
We have water storage capacity of 150,000 gallons and currently serve 134 homes. This system is gravity fed. View pricing and charges.

The CMWC oversees two current committees. They are the Road Committee and the Firewise Brigade. These committees are made up of residents from the community who donate their time and equipment for the betterment of all.

Roads

There are 4.5 miles of roads in Cascadel Woods which are privately maintained public access roads. As such, we are responsible for maintaining the roads. The road committee is headed up by a CMWC Director with support of community volunteers. This committee reports areas of needed repairs and presents these to the CMWC Directors for prioritization of the repairs. The committee also engages with minor repairs and related activities. Larger repairs and maintenance are put out to bid for completion with licensed contractors.

The community voted in September of 2018 to have the responsibility of road maintenance placed under the umbrella of the water company. View pricing and charges. This is due to much of the infrastructure of the water company being under these roads and the necessity to have access to all meters and hydrants at all times. There are 28 fire hydrants in Cascadel Woods spaced approximately every 500 feet.

 

Cascadel Woods also owns its own snow plow to keep the roads clear in the winter. The plow will clear your driveway for a fee per occurrence or a flat fee, which is determined by the Board, according to the difficulty and length of your driveway.

 

 

CMWC Firewise Brigade Committee

There is only one ingress and egress for this community making the Firewise Brigade Committee a very valuable group of community volunteers. This committee is certified by the National Fire Prevention Association (NFPA) and has been since 2010.

The Firewise Brigade has the ability to hook up and get water on a fire before Cal Fire or another agency arrives, should the agency be delayed. The committee trains several times a year on this procedure.

The Brigade is fully supported by donations from the property owners. The donations also cover some of the fuel costs for use of personal equipment used by the volunteers of the Brigade.

This committee volunteers to keep the roadsides clear of ladder fuels and overhanging branches that could impede access by emergency equipment, large delivery vehicles and school buses. They have also built and stocked 6 fire boxes strategically located throughout the community.
